A referral means trusting someone you may never have met with a person you care about: their move, their money, and your name. I don't take that lightly.
I work all of Hampton Roads, Southside and Peninsula, and a big part of my business is military families, veterans, and people relocating here who don't know Norfolk from Newport News yet. They learn fast. The tunnels teach them.
How a Referral Works With Me
We talk first
Before I contact your client, you and I get on a call. Tell me their timeline, budget, loan type, what they care about, what they're nervous about, and anything you've already promised them.
Paperwork before outreach
The referral agreement is signed broker to broker before I reach out, so nobody's guessing about the fee later. It's paid at closing through our brokerages, like any commission.
I reach out fast
Your client hears from me within 24 hours of the signed agreement, and you hear from me once we've connected.
I build their plan
Buyers get a real game plan: neighborhoods, commutes, base access, and the trade-offs between cities. Sellers get pricing strategy and a launch plan backed by actual numbers.
You stay in the loop the whole way
Milestone updates plus a weekly check-in. More on that below.
We close, and your fee follows
I confirm closing with you the same day.
They stay your client
When they're ready for the next move out of Hampton Roads, and with PCS orders, that day comes, they go back to you.
How I Keep You in the Loop
You'll hear from me at every milestone, plus a quick check-in every week in between so you're never wondering. Good news or bad news, you hear it from me, not secondhand from your client.
One boundary: I share status, not your client's private financial details. They can tell you anything they want. I just won't be the one passing their business around.

I tell the truth
Realistic expectations from day one, not what they want to hear. If the other side is about to say no, your client hears it from me early, with options.
Distance isn't a problem
Plenty of my relocating clients start the search from somewhere else. Video walkthroughs and e-signatures keep things moving until they can get here.

All of Hampton Roads: Virginia Beach, Norfolk, Chesapeake, Suffolk, Portsmouth, Hampton, Newport News, and the Williamsburg area.
How does the referral fee work?
We agree on it in writing, broker to broker, before I ever contact your client. It's paid at closing through our brokerages.
My client is military and using a VA loan. Is that a fit?
That's a big part of my business. I know the VA process, PCS timelines, and the neighborhoods near every major base.
Do you take investor referrals?
Yes. I help investors and PCSing owners buy and sell rentals. I don't do property management myself, but I refer it out.
What if my client isn't ready yet?
Send them anyway. I'll stay in touch at their pace and keep you posted.
