Sell Now or Later? Let the Numbers Decide.
Headlines say the market is hot, cold or “shifting.” None of that tells you what to do. Your equity, your next move and your timeline do. Here’s how to decide.
What Actually Decides Your Timing
1. What would you net?
Today’s realistic sale price minus your payoff and costs to sell. That number, not the list price, is what funds your next move.
2. What does your next home cost?
If you’re buying here, the same market works on both sides. Selling high usually means buying in the same market too.
3. What’s your real deadline?
Orders, a new job, school calendars, a growing or shrinking household. A firm date changes the strategy more than the season does.
4. What does waiting cost?
Another year of taxes, insurance, repairs and upkeep, plus the risk that prices or rates move against you. Waiting isn’t free.
- You’ve built solid equity and have a clear next step
- The house no longer fits how you live
- Big-ticket repairs like a roof or HVAC are coming
- You have orders or a firm move date
- Homes like yours are selling quickly in your area
- You’re close to the two-year mark for the capital gains exclusion
- A few inexpensive fixes would clearly raise your price
- You don’t have a plan yet for where you’re going
- You may return to Hampton Roads and could rent it out

Sell Now or Later: Frequently Asked Questions
Is now a good time to sell in Hampton Roads?
It depends more on your situation than the headlines. Prices, days on market and inventory vary by city and price range, so the right answer comes from your numbers: your equity, your next home and your timeline.
What if I sell and then can’t find a home?
We can plan for that with a rent-back after closing, a sale contingency on your next purchase or a timeline that lines up both closings.
Does it help to wait for spring?
Spring usually brings more buyers and more competition from other sellers. Homes that are priced and prepared well sell in every season, and fall and winter listings often face fewer competing homes.
I have a low interest rate. Should I keep the house?
Sometimes that’s the right call, especially for military families who may rent it out. Look at the full cost of ownership, not just the rate. My rent-or-sell guide walks through it.

A 20-minute call with your address and timeline gets you a clear answer, even if the answer is “wait.”
